Possible scenario, when you're thinking about your homeowners insurance... You drive up to your home and then notice that something has gone horribly wrong. The coffee pot that you forgot to turn off... well, maybe you should have clicked it off before you made a run to the grocery store. You're about to have a bad day. It's very possilbe that you may find yourself in this plight at least a single time in your life - hopefully not more. Regardless, that homeowners insurance policy that you talked to your insurance agent about is going to be EXTREMELY crucial to you. Numerous companies offer HOI insurance and you need to select the best one. You need to pick the correct coverages and the best coverage limits. What things should you take into consideration?

At it's most basic level, property damage insurance, usually referred to as HOI in "insurancese", is a kind of insurance coverage that provides coverage so that in the situation of a cause such as water damage, fire, tornado damage, earthquake damage, lightning, or even hail damage, a property owner can rest assured that they are going to be safe from the financial loss that would otherwise accompany it. Now, while you may have home insurance coverage, don't fool yourself into believing that you're fully fully protected from all perils. You may be or you may not be covered. The best time to figure out your coverage is BEFORE actually using your policy! With a trusted insurance agent, a homeowner should have reasonable coverage for whatever befalls you. Initially, if you haven't read it, GO THROUGH the property damage policy. Settle down with a cup of herbal tea and thumb through it. Sure there's a bunch of jargon in there that will annoy the heck out of you, but you should be able to get a good idea of what is there. Read it again. And yet another time if needed. Now, armed with the questions that you will likely have, call your helpful insurance agent and ask him to clarify whatever questions you have. I know with my own insurance agent, he quickly starts speaking insurance geek speak, so I usually have to ask him what that all means in English. He's usually reasonably accommodating.

We also recommend that you should really do a little digging on your insurance company. Some insurance companies have a less than wonderful history of covering their insureds. Some regularly lowball their clients in any property damage claim. Keep in mind, insurance companies don't make money by giving money away out of the goodness of their heart. Those insurance companies are right there every month to get your insurance premium for the coverage, but when you need THEM to be there? There are a lot of good insurers that would love to have you as a client, but there are a lot that won't be "johnny on the spot" when you need them!

Next - you should verify that the property damage policy covers the complete value of your home as well as contents. If you have a $210K home as it sits, and somehow the insurance policy shows it as anything less, you NEED to adjust it now. You may save a couple bucks with lower insured property value, but it could cost you LOTS more when it comes time to call on that policy. If you do a quick Yahoo search, you'll discover hundreds (likely thousands) of posts about people getting stuck because of inadequate insurance. It is YOUR duty to make sure the values are proper. The same thing goes for your inside contents. If you have that highly valued first edition comic book collection and it's worth a dollar or two, you better have it declared - make sure it's part of your homeowners policy as a rider.

Learning your homeowners insurance policy coverages after the fact is just NOT as helpful! And it ,without a doubt, doesn't give anyone the peace of mind that we all want.
